General Information:

Fox Lake Town Center is a retail/commercial property located on the Southeast corner of Grand Avenue and Rollins Road in the Eastern portion of the Fox Lake downtown business area.  The area is an established commercial office and retail district with buildings ranging in age from newly-remodeled to over 50 years.  Fox Lake, like many communities in the area, has kept an active and vital downtown business district which attracts both residents and visitors drawn to the area by the numerous recreational opportunities in the Chain o' Lakes, including Fox Lake, Nippersink Lake and Pistakee Lake which surround the village of Fox Lake.  This business district is made up of approximately 50% retail and office space, 30% commercial space, 10% multi-unit/multi-family housing and 10% currently available vacant space.  The subject commercial shopping center conforms to and complements the surrounding area which includes businesses such as the Lakeland Professional Building, National City Bank, Golden Dragon Restaurant, Fox Lake Chamber of Commerce and Community Development, Xtreme Recreational and the Forest Grade School.

Fox Lake Town Center, with approximately 95,425 square feet, was originally constructed in 1965, on grade and has been well-maintained since.  It has a brick exterior with some block and stucco walls and incorporates glass storefronts.  Roof cover is a combination of rubber, tar and gravel, with 75% of the roof structure having been recently replaced.  Site improvements include approximately 300,000 square feet of asphalt driveway/parking surface, concrete curbing and walkways, parking lot lighting and appropriate signage.  This area provides ample parking for the Plaza, assuring easy access to the businesses in the Plaza.  Off-site improvements include, but are not limited to, municipal sewer and water, natural gas access, and access from a two-lane, public, asphalt paved side and front roadway.

The subject shopping center contains approximately 11 units, ranging in size from 1,800 to 27,000 square feet. Access to Fox Lake Town Center is excellent, with its location at the Southeast corner of Grand Avenue and Rollins Road assuring consistent and substantial traffic flow with frontage on both major roads in the Eastern portion of the established downtown area.  The center is irregular in shape and contains approximately 10.208 acres of land, of which about 0.413 acres is an excess build-able parcel adjacent to the North end of the building, enhancing its value and growth potential.

The typical unit in the building contains a front showroom and rear restroom, storage and office area.  It has asphalt tile flooring, a dropped tile ceiling and painted block walls.  Units are heated and cooled by a HVAC unit and have a fixed glass storefront window and the combination of metal and glass doors.  Each unit contains at least one 200 Amp electrical service, is of normal construction quality and is in normal condition.
